I usually get "whiffs" of some inconsistencies in the information they've provided that compels me to dig deeper to find the skeletons before I even get to the check.Check social media and do boolean searches with their name in quotes followed by their city of residence and follow where it leads. 

Every market has its nuances there and I think a deeper dive into that by discussing with more local investors would be helpful.  

With active patience, networking, good number crunching and just diving in, I'm more confident now that more first deal is around the corner :) 

While I can understand why those folks didn't question it, it was common practice after all, it does go to show why someone should always look deeper when something looks too good to be true. 

Hi Devante,Without doing a deep dive, I'd say that $64 cash flow is a dangerously small amount.

These numbers come from the book The Richest Man in Babylon, so that may greatly change in today's world, that's something I still need to look deeper into.

I find that in our area, the slowest months for sales (and deeper discounts) are in the summer when all the buyers are out playing and enjoying vacation while their kids are off school.
