When you get appreciation here it tends to be appreciation on steroids, so big jumps in net worth to start growing your portfolio. 

I'm not familiar with the case, and don't have rentals there, but there is a bit of poetic justice here...not that I agree with the overall result, but far too often I interact those who simply institute 'clauses' in a contract (Lease, PSA, Options etc) which are grossly one sided or as it seems in this case unlawful.

You'll use the CAP rate and DSCR (calculated differently than how most lenders on here do it...more expenses are added).

So the majority here use Cozy, which have now been bought by Apartments.com.
