However, I would not agree to a simple 1/3 cut of the appraisal value, as that does not take into account about 8% costs if the properties actually had to be sold.

Or I can tell you, Yo.. you are doing it wrong and it will be difficult to make it that way...Now which do you want to hear.Come up with a solid reason for that absentee owner list.Then figure out what the cost /deal is for your pick of lead gen system, and if you have the money THEN move forward...If you do not have enough money to cover that cost/deal x 1.7 (that's a safety factor), get the money first!

@Andri Grullon - you can store the funds drawn from the LOC in a high yield savings acct to cut your interest expenses by ~ 50%.

Our policies are clear cut with rents that we have our Property manager enforce, due on the 1st, late on the 3rd, posted on the 5th, eviction filed on the 9th!
