No unlicensed broker can match that.

I've purchased my 1st investment property and am nearing the end of reno, I invest in a 401k (company match) and have funds in savings but want to ramp up my financial future for a long term return that is strong.

My short term goal is to match my active duty pay check monthly which is a little over 5k a month.

@Andrew Y.It is even more complicated than what @Ashish Acharya described - if you're trying to match your books and your taxes.This is a very tedious project that is not worth the effort, in my personal opinion. 

I wanted to get nice satin nicked door knobs, replace trim, put in cabinets and put cabinet pulls on all the cabinets.Now, I wish I hadn't done the work I actually DID do, because the tenants don't care what color the doorknobs are, or whether they match or not.

These type of tenants are no match for a experienced landlord.
