Anyway, knowing the street, and the neighborhood, I didn't want some realtor putting a number in the banks head (higher than the 86k I'm sure) so I opted to take my certified funds and buy the sucker.

The separation of deposits is very important, 2 accounts is a minimum as you can not legally use the deposit monies on just any old thing.I have a savings account with the deposits in it and when a tenant moves out and is due back part or all of their deposit I just get a bank check drafted from that account so certified funds are returned to the tenant.

In any case, little bro got a great house at about $20k under market value & the lender kicked in 6% for closing costs (that was still ok at the time), so he needed a certified check for $3.50 to close the deal.
