The seller financing option could work, but keep in mind that if you put 0% down (no skin in the game), what message are you signaling to the seller?

Don’t get me wrong, a lot of people win and do well playing the appreciation game but it is my opinion that we are at or near the top of the market so I personally wouldn’t gamble on continued appreciation for the win.

Once I'm in the REI game, I realize I will be on the hook for God knows what kind of repairs/costs that REI brings.

(I also understand most  people would want me to throw in some of my own money so I would have "skin in the game," so this may not even be an option.)2.
