Most will also have seasoning requirements meaning you will need to have a specific time frame laps before they will give you a cash out refi, typically that can be 6-12 months.

DSCR loans are available, closing costs and rates may be higher but I have seen 80% LTV cash-outs on the private side with no DTI, tax return, or employment requirements with much fast close times / less seasoning.

Some of the other people in the program are having some luck working the ATL & PHO markets which is influencing where i will start doing some outreach but I figured i'd get more seasoned investors to share their take and maybe help me see some things from a different perspective.I know this system is not the most sustainable/scalable but seems to be the fastest way to get the ball rolling in terms of revenue as it's marketing is time consuming but free, basically just FB group outreach & direct messages.

I use the rapid lead paint testers on older homes.I also check the electrical panel for those that no longer meet code & check for a heavily corroded bus bar.
