I currently own 3 houses in the Arlington, Hurst, mid-cities area of Texas, so getting a 4th loan may be tricky and very time consuming.

I always look up cities on Sperling's Best Places to Live. 

First off these are illegal in my neighbourhood, and secondly, even if I tried to get away with it, the city is aggressively trying to get rid of these and it's simply not a risk I'm willing to take.Therefore, I need to rent the house as a single unit, and I will likely end up with a number of student applicants, and I'm not sure what the best way to screen them is.

Currently looking for a buy and hold in CT, but would prefer to stay out of the cities (Waterbury, Hartford, New Haven, Bridgeport etc.) is the 2% rule realistic outside of those areas?

Are you looking for multiplexes in those other cities too?

I used to live in Albany for 6 years great city.

I've tried to have an additional electric meter installed but power company won't install one unless I have a second address (911 address) assigned to it, which the city won't let me do.

Google "title company" in your city and then pick up the phone.

Some inner cities and rural area's have cheep housing.
