I am thinking of structuring the exit as follows if the property doesn't sell.Cash out Refi if property doesn't sell in 90 days after listingValue at $425K (regardless if appraisal comes above that amount)Take on a loan for $332,500 (Partner's $270K + 62,500 split)I would then hold the property and rent it out at $2,400 per month.My cash in would still be $30,000 (plus any equity i keep from refi)I guess my question is: Does this sound like a good deal and is it a fair exit for the partner.

I‘ve found a list of permits but it’s almost useless because you’ve got to look up each address for every permit issued which is very time consuming.I’m buying my first home to house hack and I just want to make sure I’m buying in an appreciating market.Btw, I’m new to BP so I’m not sure if this post belongs in this forum or not, excuse me if it doesn’t.

Usually if the tenant doesn't pay utilities they can't get a new account in the same area and it goes on their credit report preventing them from getting service elsewhere.

This is where a lot of investors get into trouble because they look at their balance sheet and pat themselves on the back because of the "equity" they have in up markets, only to realize that it doesn't actually convert into the same amount of cash when it's time to liquidate.
