I had this REI master plan to, every few years for the next 15 years, save money for a down payment, get bank financing, and then buy an investment property.

I'm thinking master plan, soil. setbacks and variances, utilities if they are already not available at the site for hookup....

They completely overlooked the 7' ceilings throughout, steep shallow staircase, and minuscule master closets.

Doing the math I figured with a 4 bd home I could rent out each room for about $500, $600 for the master bd, is $2100 gross rent minus the holding costs of utilities, mortgage, cap ex, etc, (1700) = $400 net cash flow (calculating if I didn't live in it, if I did I would be paying out of pocket $100/month to live with 3 other people).  

But I really need to raise capitol at the moment so I figure it may be best to master a niche first. 

The apartment offers hardwood floors through out, huge master with its own bathroom, central air, storage space, and a balcony.
