Assuming the property is in the Denver area, the issue is likely drainage and ground water.

I have been connected with BP for the last couple years by just dipping my toes in the water occasionally, but this year I am looking to jump in! 

We have a dozen or so properties there, that are without water indefinitely, perhaps as long as month.Of course, that's small change compared to the utter destruction and loss of life.  

I tried to estimate 20% higher on repair costs since i do not have a wealth of experience estimating yet, there is some minor water damage, and some heating and electrical that needs to be replaced, which is where most of the expense came from.

FEMA rental Assistance covers the cost of monthly rent and essential utilities, gas, electric, water, trash, and sewer.

Some buyers if they get hit for 25 to lets say like 75k on your deal it could wipe them out and they only learn of it after the fact no putting the genie back in the bottle and NO wholesaler is going to say sorry let me give you my fee back.

Just the basics, little shampoo, conditioner, soap and lotion bottles in each bathroom, salt, pepper, cooking spray, coffee grounds, etc..

The onsite-manager’s unit had a concrete floor which sometimes got wet from water coming over the sill in big storms.

We also try not to install fridges with water dispensers or ice makers but if we do, we put in our rental agreement that tenant is responsible for any repair to water/ice makers.
