The inspector only does a visual inspection for loose paint chips , so I will probably just power wash with tarps down and spray on some cheap paint where necessary .

The place is in good shape with no major renovations (that visually need done immediately).

Often times, you'll find me somewhere in my current home "visualizing" my next project.

I have heard through the grapevine that zoning should be considered, but not be a deterrent when buying property, because zoning can always be changed.

So chances are probably no better than 1:500 for me to get a random buyer to make contact with me once they are in town.Now to the online world.First of all one has to be able to offer a visually pleasing site and then back up the good design with functionality.

Besides buying fake signs and cameras as deterrents (and making my property entryways more secure), what do you all recommend further? 

Most buyers can't visualize what it would look like finished.
