So hand out food, sign up at the local fire station as fire police or help the Elks club.- Visit new places all the time just to look around, get into a conversation.- Find your own contractors/mortgage people/attorneys/Insurance person.

I also hand out a copy of our checklist we use for the exit walkthrough and go over it with the tennant when they sign the lease that way there will be no suprises if i need to keep anything when they leave.

Not asking for any handouts, I just want to network with any Landlords and investors in the Maryland, Virginia and D.C area or even east coast or those who will even work with me remotely to wholesale deals to them when I come across them on the many channels I come across.

Again in my previous reply, this is why I hand out small jobs first to "screen" contractor.

Trying to make sense of the tax bill - the last minute "Trump/Corker" clause seems to be a big handout in that we will be able to at minimum, take 2.5% of our capital basis as an extra deduction against NOI no matter what we pay in W2 wages, or what our incomes are.It seems there is also the possibility of taking 20% of our NOI if that value is higher - very likely for higher cashflow properties. 

We get LOTS of contractors coming to us and giving us cards and handouts, but most of the time, especially with Buyers agents, the only ones we really know are the home inspectors, bankers and title/escrow people.

This can be used as a hand-out after a visit and can have the realtors name and contact info on it, square foot or dimensions of rooms, or any other customization.
