Hmmm, I invest heavily in Michigan, specifically the Detroit Metro area suburbs where there are still thriving communities and worthwhile investments.

My small candy operation thrived until it was shut down by the man.

Hard to say exactly what will happen, but if you focus on cash flowing assets in growing markets with affordable rents, you should be able to make it through a downturn and thrive. 

I don’t doubt that this could be done once or twice; But I question how many silent partners with deep pockets that you can acquire which could create a sustainable thriving income stream.

Ultimately leverage will become a necessity to grow our business to the point where we can step back and reap the rewards of our labors and let others thrive.

Investor lower price and higher headache so unless a broker/agent focuses on thrives on that niche then to them it is maybe another sale but they are not going to put every minute of the day into making it happen.
