Honestly, I would much rather take a low cash flow deal in an attractive market than a marginally higher cash flow deal in a secondary/tertiary market.

I know that sometimes animals (and people) can snap without warning and if that were to happen I don't want to suddenly be responsible for thousands of dollars of medical bills. 

The first resident would need to provide documentation from their physician stating the medical need for this accommodation.
