Finally, if you want a broker to be fully committed, consider retaining them in an exclusive agreement.

20 years is a hell of a commitment.

Roomies it was within days but I can't speak to the quality of the prospective tenant as they were slower to show up to view and FF I had a commitment quickly.

I do t have long term experience with them yet but They have a good track record and seem to really have it together from my experience.

More than anything else, you have to show you were the first one to show them the deal and that you had a pre-committed agreement and fee for bringing them the deal.
