You don't want costly surprises!

No one knows what's going to happen in the future but I would be surprised if we saw it go below $10K ever, from here. 

That way the investor should have few repairs or surprises in the first 5-10 years because you are owning the property for the best years of the building's life.

I've thought about property mgmt. but I'm having a problem deciding on whether or not giving up 10% of gross income to cover the cost of mgmt. is worth more than convenience of improving the proximity of another location closer to my primary and easier to continue managing myself.  

However, we believe there is a more reliable and convenient experience out there to be built for landlords.

Many investors are feeling the squeeze from traditional lenders, so it's no surprise that more are turning to private money lenders to access capital faster.

Wouldnt surprise me if some of the large multinational banks have programs for this kind of scenario.

Be prepared for things like carrying costs, permits, and any surprise repairs that come up.
