Take the toilet out without damaging it, put a sanitary cover over waste hole, put toilet on shower floor.

The projected rental income wouldn't cover the mortgage and HOA at this time.

With the situation you're going through, your first thought was likely "I'll raise the rents to cover this." 

Since you only have 2 full time and two part time staff, who covers their vacations and sick time?

I understand credit enhancements and additional guarantors are sometimes required but to be unable to cover escrow funds and to give away deal ownership for that service is kind of crazy but back to the main point, the real issue is when the Co-GP is not truthful about their true role or embellishes their portfolio/ unit count. 

Getting into the house and house hacking at the very least (when done correctly) puts you in a better position to save more aggressively especially if your entire housing payment is covered.

The part of the home you live in can be covered under an HO3 (homeowner’s) policy, but the rented unit needs to be covered by a landlord or dwelling policy like a DP1 or DP2.

I think #2 covers 90% of the work, BUT there are people whose debts are out of line with their income.
