That said, so long as there is not paint chipping off the walls or broken / exposed Sheetrock, there shouldn’t be any issue.You are required to provide your tenants with documentation regarding warnings for mold and lead paint when they move into the unit.

I've sent him a lease violation warning letter, letting him know, to keep it quieter at night and letting him know that the basements are off limits.

(obviously my mistake) So 2nd time almost identical issue, on the 5th tenant came by after hrs with no phone call or acknowledgement that they had left payment except this time we saw the car leaving so i called (of course no answer) but left a very stern and detailed message about how this was not acceptable and no longer will be tolerated.

I am a little paranoid about water accidents as I lost a relative to drowning so I do warn tenants on signing.

I just received a threatening email from them accusing me of slander for warning people away from their scam- we're dealing with some real dirtbags here
