Zoned 401-commercial. .353 acre lot7 0f 8 units updates in past 7 years. unit 8 in good condition long term(13 year tenant). all 1 bed/1bath. fully occupied. 4 units on 1st floor, 4 units on 2nd. just had the parking lot repaved spring 24', good drainage.

Just to add ,  not every inspection covers a visual of the septic tank . if they run the water and all mechanicals, they are working fine . other than a visual there are no signs of it not working . 

Most of your issues sound water related.

Usually as long as their are no life threatening issues (no HVAC, windows won't open, no hot water), the housing authority will began to pay the rent and give you time to address the required repairs.

Also there is a Camp Fimco going in down the hill that has a water park .
