the only way i'd encourage you to invest in one of them though is if you're actually going to put time and effort into visiting and building a team and employing some kind of strategy. 

If not I would send a person from my team there to confirm it working or not and if not I would get it repaired, best of luck!

These include accidents (I recently had 2 units destroyed by fire), natural disasters (I have had two units each hit by 2 hurricanes), property management turn over (they sell or stop being as good, I have experienced both), or turn over of team (I am turning over at handyman and I suspect plumber), or just wear n tear of property (slab leak in poor location, sewer pipes rotted out (one unit this month), roof, foundation issue, etc.).  

I didn't have a good team in place, and I had to go save the investment every so often.

Find out what works for you and your team on smaller deals then scale up once you start to get comfortable with multifamily.
