If the contractor broke one of the windows would that also be the tenant's fault or would it be your fault for not removing the window before the contractor did the work?

We have several options to minimize squatters and breakins to steal mechanicals:1) Remove Mechanicals (so can't be stolen), install ArmorGuard doorjamb reinforcement to make it harder to kick in doors and use double-key deadbolts so entry thru a window still doesn't allow opening of a door for greater access.2) Install DAWGS which are metal screens that replace doors and cover windows to deter entry.

I don't want to deal with property managers, let alone tenants who will get on my nerves by failing to pay rent or demanding a new stove, refrigerator, window, HVAC and etc., and breaking the drywall and kitchen cabinets with sledgehammer if I evict them for non-payment of the rent.

That gives a window of time (between the moment you make potential buyer aware, get his commitment/interest to buy and sign a contract with seller), for investor and seller to get together, exchange RE for cash and close the deal by cutting you out of it.
