Simplest is a purchase and sale agreement.

A straight purchase with a down payment is certainly the simplest.

My thinking is Why pay for a sandwich at a gas station when you have ingredients in your refrigerator to make one.

There are many things, from finding homes, negotiating, finding buyers, meeting with sellers, etc.Some say it is the most simplest forms of REI, but truth is, it is just like any business and requires time.
