@Derek Meyer Hi Derek, I’ve been mainly looking at SFH when I was scouting for my next property.

I was using neighborhood scout to figure out what would be the safer areas and found that those areas were less dangerous than the inner city, but they're still pretty dangerous.

You could sign a medium term lease (maybe month-to-month) upon arrival and use that time to scout neighborhoods.

Have you scouted the inventory in the area?

We just did a scouting trip out to the DFW area and escaped just before the worst of the storm hit, but there is just so much business opportunity out there it's exciting but it is making the housing market incredibly competitive.

We have been scouting out properties in Toledo as well for our investments.

you have a very hard time getting launched.. you waste deals left and right that you scout out and if you were licensed you could simply list and put on MLS and get paid.. its crazy to me how much buiness is lost in the wholesaling world just because they dont want to get into the profession .. 

I've also started a scouting service for out of state real estate investors.

For the part of town I spent about 10 hours in Neighborhood Scout going through the micro neighborhoods in Birmingham.

Lot of this stuff is on neighborhood scout, but you have to pay for it.
