With DSCR loans the best you'll find is 85% of purchase but the rates are so much higher than an 80% that you'll likely be going with 20% down and that program will be based off FICO score and the cash flow of the property.

In PA because its is so $ss backward and tough to do I would think if you put the time in you probably score some decent deals.. but holy cow.. there are just easier places to work than there. 

They have money, but their credit score is in the toilet.

On a max LTV what is the typical DTI and required credit score?
