There's a reason why investors say as long as the numbers makes sense it's a good deal.

Hey BP,I am just curious what some would have to say as maybe it can benefit the newer agents such as myself.

If you were a homeowner buying I would say a definite YES, but as an investor you don't want to tie yourself down to any one agent.  

You should at least give them a deadline to get approved for a loan (say a month from now) or you are going to list it.

I'm brainstorming different ways to raise capital for my first RE deal and I have questions about private money.If a private investor, let's say a person at a local REI meetup, agrees to invest in my business how does the process work?

For the sake of simplicity, let's say a house is worth $100k and needs no repairs, you would sell it to an end buyer at $70,000. 

This takes some pressure off you around the risk, but especially if you're dealing with friends and family, the downside is whatever conflicts could arise if you run into problems (at which point I'd imagine a silent partner might have a lot more to say). A

I would say a 7 cap MIGHT make sense in Saratoga, but thats about it.  

Now with over 10 years in the business and getting ready to close on my 7th house, they don't say a word to me anymore.
