In Memphis it requires city inspections and other time/expensive hoops to restore a property after a year.  

Our lease requires 60 day notice of move-out.Our lease requires the condition of the house be restored to move-in condition, minus normal wear and tear, before move out, to get full security deposit returned.We are updating our lease and was wondering if there is something legally defensible we could add...We are also able to start showing the property 60 days out.

I also let them know that the cost to restore the color is coming out of their security deposit if they don't paint it before vacating.They are M2M and I've increased their rent hoping that might encourage them to leave.

All this complication is to be sure that the property is in fact being restored and that you don't just pocket the change.

Yup, that new…ANYWAY, I’m looking for advice on an idea I have about renovating a space for a future tenant.We have a commercial space with 4 offices sharing a shared waiting room.One of which my business partner (and wife) operates her therapy practice out of.We were approached by an established massage therapy practice who is interested in renting all three offices.My wife doesn’t feel like she wants to be the only metal health therapist in HER building.

The Garage was a hair salon, and the house served as a Day Spa with massage therapy and sauna.  

I'm thinking of asking my tenants to end the lease early so that we can get in to do all the restoration.

On the lower end, I've used the ReStore and Southeastern Salvage.

The quality of workmanship is to be good, but this is not a museum-quality restoration.
