Flippers are focusing on adding value to the properties they buy before reselling.

Now be careful how you do this.. and use the proper instrument some states a QC may be trouble when you go to resell.. 

If the IRS determines that your intent during the year was always primarily to resell (think like a long rehab and flip) then they can call the gain ordinary income and you would pay regular income fed and state plus maybe self-employment plus maybe the ACA surcharge - It adds up tremendously. 

There are some cheaper neighborhoods, but they're very tough to retain good tenants in or resell for a good profit.

That could be you if you know how to read a contract and review a house or you may need to hire an attorney.If the wholesaler is not buying and then reselling to you but rather assigning their contract, you would be purchasing their position in the contract they already have. 

Are you planning on reselling it after repair, or renting it out.

I made 110k in 90 days on a 20k investment.. but I had to pay my wife a full commish of course.So that led to thinking  U could have resellers of notes  to those with little knowledge of the note business and they buy a note that CANT be foreclosed on.. ???

One thing I didn't see there, though, is that it's very difficult to find a title insurance company in California who'll issue title insurance when you re-sell a California property you obtained via HOA lien foreclosure sale.
