Some people hedge their bets, and go 50/50 fixed/variable (or some other ratio according to their best gambling/research beliefs, but then focus on paying one down quicker than the other once rates actually change).

now focus on finding the next deal.There's more than $$$ to improve:1) how can I reduce my costs2) how can I do it in less time (holding costs,early start planning etc)3) how can I make it sell quicker (staging etc)so there, more things to think about besides felling bad for 5k.

@Neal Collins Sound advice there, That scenario is a good one to choose but I sense some urgency in closing the deal is of value here so I chose to inherit the tenants to close the deal quicker, it appears that helped me get the discounted price.

For you, this might be a profitable niche and there are lots of investors that do very well with the seller finance method.I'd caution against the idea of using seller financing to make it easier to sell, followed by selling the note so that you can re-capitalize quicker.
