Can anyone answer the typical payment lag for ACH or credit card processing?

I found them to be totally useless and thankfully I had to have the card linked with billing replaced after I lost my wallet.

i really think it's that simple.and, for me personally, if i have long term tenants that have consistently paid on time and had no issues for several years, i will usually get them a gift card or something at year 3 or 5.there is no consensus on BP on this. 

The lender told me they got no score because I was paying my credit card balance to zero.

Things I'm considering but would love to hear everyone's pros and cons on: friends and family, hard money, credit cards, others?

Or even better, pre pay with your visa card for 20 minutes worth.

We have transitioned one of our properties just recently to us owning them and using cards.

Is there a recommended option for washer/dryer that doesn't require coins/bills but instead takes phone pay or a card, so that both tenants and prop managers don't have to deal with coins and bills?

I took advantage of that feature and sent some lease option cards to a select audience north of my usual territory.  

They are not cheap and obviously require some kind of cellular plan, but I was able to get them to work using Mint mobile (you need a phone to activate the sim card on first, like an old iphone) Ive had 3 of these up watching a property in Cleveland, OH for well over a year, and Ive only had one issue where I needed to go check on the camera itself, (the plug for the solar panel came disconnected and just needed plugged back in) This camera in particular is nice because its actually 2 lenses that capture the full 180 degrees, so one cellular plan for "2" cameras.
