Thanks Josh but can you elaborate why you wouldn't invest there and maybe some other areas I should investigate?

I am investigating whether I could make a viable business out of a vacation rental in that area, perhaps Dummerston, Newfane, Marlboro, etc.

In a situation like you described it's highly likely the agent would be sanctioned by the MLS if they received a complaint, investigated and issued their findings, could be a fine, could be more. 

Might want to investigate that with insurance provider and also make sure all fences and gates surrounding it are to code with the proper gate locks.

Might have to do a little more investigating.
