In the past I have sent regular absentee yellow letter marketing only to find that some of these owners turned out to be Buyers not interested in selling.Should there be distinctive verbiage on the postcards or letters to these type of absentee owners?

But my favorite way is to pull a list from listsource absentee owners, 100% equity, last sale date last 6 months and Mail yellow letters or postcards. 

We send postcards at first then yellow letters.

The cheapest option is to use the direct mail houses INDICIA which is their bulk permit info in the stamp area.We mail all our postcards with Standard Bulk Pre-Sort to get the best price on postage.

There are a lot of nooks and crannies in wholesaling that can be fun or even important to discuss, ie postcards vs letters, voice mail vs live answer, branded approach vs Joe the friendly investor, etc.

Mostly for collecting information/data generating from my Yellow letters/post cards to start. 

What letters have you had the most success with for bigger properties like Self-Storage and Multi-Family?

My partner and I are doing our first mailing this week.We're both new- never done it before.Gonna field the calls...stumble around a bit...and learn by doing.Our plan is to initially send 2500 postcards each month for the next 6 months- tweak message and list criteria based on response rate(quality and quantity).
