Ideal we are pondering is selling it and putting the money toward a 10 unit apartment complex after we take it back and rehab it ourselves.

to quote the movie "the rules are more like guide lines anyway".Their value is at the boundaries; being too low or too high and you should pause to ponder "what did I leave out, misunderstand, or is this truly a bad deal" and that's the root of your question.  

I sometimes ponder what things would be like If I had just taken that job with Apple in 1987 instead of starting a HML company  :)  I am fairly certain that day job would have retired me 20 years ago with millions...
