From a financing perspective you will most definitely need to start saving aggressively so you can qualify for investment property loans as they require a minimum of 15-25% down.

The additional amount in yr 1 was to help decrease the initial downpayment-Tenant responsible for all maintenance (but I did purchase them a home warranty to use) How does this work from a tracking perspective?

Is there anything else (from a tax perspective) that I'm missing?
