I do like the idea of bringing on a partner on this deal but someone that doesn´t necessarily have overlapping skill sets.   

I have been doing one flip at a time, with a little overlap but able to keep receipts separate and organized.

There is some overlap, but different products excel at different things, like the auto-messaging from Smartbnb is the best in the industry.

So imagine these as three circles and find the piece that creates the overlap between all three.

There is some overlap in neighborhoods between us. 

There might be a little overlap but more like 90/10. 

You want to make sure that each agent understands what your criteria for buying are as well as what criteria they're responsible for searching.If you have a ton of overlapping agents you end up creating a ton of extra work that all but one agent don't get paid for.You want to be very clear that you are ready to purchase and will purchase the deal from the agents that sent it to you first.

It seems that he is partnering with someone that has resources and a skill-set that does not overlap with yours, so this is an opportunity for you to take your business to a higher level, as well.

Big thing is I don't think there is pretty much any overlap in what landlords and what rehabbers want.  

There are certainly overlaps of knowledge and skill in the realm of origination, underwriting, servicing and investing I do not believe them to be congruent with each other nor do I believe one always leads to to another.
