Have multiple exits in mind starting with your first preferred method followed sequentially by the other exits prioritized if your first exit strategy isn't going to bare any fruit.

Thanks to everyone for the comments and for bringing up some items I had not considered like @Scott Mac with the amp draw for the new larger fridge.A few items to clarify:This is a SFR rental that was gutted and rehabbed soup to nuts so power for a larger fridge is fine.This is in TX and renter supplied washer dryers is common but not much else in the way of appliances.The supplied fridge is only +2 years old.I don't really have a place to put my fridge if the new fridge is moved in being an out of state REI.Tenant is unwilling to leave their fridge even if I give them mine in exchange.Tenant already has blown their deposit on repairs so there is no bargaining there.One idea I had was they could move their fridge in from their storage unit and move my fridge back to their storage unit on their own dime.When they move they either have to move mine back in or leave their bigger fridge.

The yard area is HUGE too so my lawn guy would go nuts...lol  4 units are on one side of the road and the other 4 across the street.  

I let the guests set the temps but I watch it to make sure it doesn't go nuts.

However without materials is nuts. 

Once I had to feed the kid an entire box of fruit snacks to keep him from rummaging through the current tenant’s belongings.

Most importantly, they don't let you reap the fruit of your work until retirement age without a stiff penalty(unless you do a Roth SDIRA in limited circumstances).

Am I nuts to acquire a foreclosure without more experience in rehab costs, or do I have enough buffer to at worst learn and not lose my shirt?  

Hey @Randy Gleysteen I'm curious where in Oregon you've been flipping properties- I'm originally from Bend and I know the market there is nuts, Haven't heard much about Southern Oregon though. 

for instance if the buyer is using Rocker mortgage I wont sell to them with that lender on new construction they drive you nuts..
