If there’s money left over, you’d be wise to keep funds from sale proceeds in trust for the tenant for at least one year before pocketing the extra cash.If there is insufficient money to cover back rent, property damage, or storage costs, you may sue the tenant in small claims court.

Not all of it was poor advice Kevin, LOL.It would not hurt to look at the free stuff toget ideas and bring up with your attorney.Gotta say, many attorneys are boilerplate junkies, and many I have seen were simply insufficient for addressing different strategies in RE, at least to my liking.A specific example, is the ability to bring in limited members as partners with restriced voting and management rights.

Over time this silt went down the rear drain and worked itself the length of the house and whenever there was a rain the pipe was insufficient to drain the water the the sewer.

It’s punishable by civil suit and deducted from the past tenants salary, or by criminal offense which could land the tenant in jail if the landlord tries to cash the PDC and it is insufficient.

The rumors are that the investments were fraudulent, insufficiently documented, had little or no equity from the start, bogus or missing trust deeds securing notes, etc.I started this thread because I'm leery of people who place themselves in a position of trust, like like people who start clubs, create a real estate kindergarten, and take people's money, ostensibly for investment purposes (rather than education).Cautionary warning: one way or another you're going to get an education.
