In a perfect world the deal would go like this- pay for the property and renovations with some form of cash and cash out refi almost immediately and be on our merry way (sidenote: we DO have a bank that won't require the property to be seasoned).My predicament: We don't have $45K+ to temporarily tie up in the purchase and rehab before we refi cash out.

Definitely take into serious consideration the legal and morale ramifications of using a fire arm, even in self defense.If you are still interested in obtaining the right to carry concealed and your state doesn't offer you that option, look into those states that do.

Additionally it's extremely hard for me to trust any property managers, brokers & real estate agents out around in Boston because they aren't familiar with their own laws and rent out places that aren't even habitable or to state code ( for brokers/real estate agents not their responsibility but seriously, that's just morally wrong).
