I'm a full time truck delivery driver.

Typically they will be by about once a week and normally have a service truck with most of the common parts.

I closed up the triplex, told my new neighbor friends I'd see them next weekend, packed my tools into the truck and drove home.

Being a 6-unit, you're definitely going to want to make sure this property is up to code or you could get hit with a monster expense when the Fire Marshall walks through. 

Keep in mind that when container shipping is quoted, it is most often to the "port of entry" and then there may be customs duties, expediter fees, trucking to your site and then you have to figure out how to unload the components from the container in the two hour time window they give you.

you can never avoid personal liability with an LLC for example if I own coca cola stock and the coca cola truck driver runs over sombody they can't sue me just cause I own the stock.  

Then estimate the value of your other assets like your car/truck, boat, other big ticket items. 

Real estate is not a bag of coffee beans or a truck load of shoes, it is treated differently than personal property.
