Further, I'm reading The Millionaire Real Estate Investor and Trump's The Art of the Deal (seems to be required reading in the REI circle).

I have an  Associates in Liberal Arts from HCC and currently pursuing a Bachelor's in Criminal Justice at UHD. 

Further, even with a good deal (purchase price plus rehab < 70% of ARV) and a liberal lenders (lender will loan you 70% of ARV with no required down payment) you need some cash of your own.

One book I have read that was helpful was "The Art of Wholesaling Properties" by Aram Shah and Alex Virelles. 

I know appraising is an art and science and everyones perception is a little different.  

Oh, people are also renting places out for U of M commencement weekend and Art Fair, too.
