So I will be mainly focusing on South Florida where I have people, resources, and experience.

Without a doubt many people are still crushing it because they have a strong network and build great systems over time doing the same thing over and over again aka FOCUS!

I don't think that I'd personally trade that in for STR or multi family, the hassle of people is much more than dealing with the hassle of a warehouse business at least in my mind.but if the cash gets your overall portfolio to a place you'd prefer more then go for it, but personally the current deal sounds awesome.  

As a loan officer, I've seen a few people go through the same scenario of basically breaking even. 

I'm going to buy my first property within the next couple of months and I'm curious about how people manage their properties when they are not within a driveable distance of them.I understand they have property managers but where do you find them?

I find people are grateful and they pass my information on to others.

A well connected agent can also tap into their network.. for instance, probate attorneys might know of people seeking short-term solutions.

I suspect part of the reason might be because I have a no-alcohol policy for my property, which I understand might draw a lot of people away to some extent.
