"Looking for guns" during an inspection (which sounds intrusive at the very least and could be construed by the tenant as harassment) will probably not be productive.  

I mean sometimes I actually preferred taking the rehabs back to the studs over less intrusive rehabs.

I was as outraged with Bush's expansion of government as I am with Obama's, so I have better standing when I make my arguments against government intrusiveness and expansion.

Its a great business and much less intrusive/exhaustive as multi-family.

my worry comes not from knife cutting marks or pot burns marks (repairable with sanding/planing and re-sealing), but from water splashing marks (it's almost to the point of "i wonder if they bath an elephant...") and water intrusion/damage marksalso OP is in NJ, whcih means in winter low humidity, which means cracks in wood surface.

They make special products for exterior use in the electric industry, they are noticeable by the little roof on them(the top hangs over slightly to prevent water/dirt intrusion).

I use the standard TREC (Texas Real Estate Commision) application because it is intrusive enough but tenants really can't say it is too intrusive since it is the official TREC application.

Your parents likely feel differently since they are family it probably seems like less of an intrusion to them.

.- Repair: The loose siding at the front porch roof line should be re-secured to avoid wind-damage and varmint/pest entry and moisture intrusion...
