@Vy Mai I would run a complete Tenant check on EVERY renter including iPhone pic of their licenses.Make sure you have a complete set of necessary docs: Application, Lease (TAW), Statement of Conditions, Escrow and blue Lead Disclosure.

It's hard to see how bad it is using an iphone camera and I will definitely engage a professional photographer to take a few details pictures.It's funny to read people's comments here because the pictures I posted don't even show many of the problems.

I am not familiar with the website you listed but most brokers are also going to require you to have E&O Insurance if you are actually conducting business.So when you add it up, CAR/NAR/local association/E&O/MLS/MLS fob (iPhone access is a monthly fee) I can see why you are trying to limit costs.
