Something I discovered recently is; if you have a QBO Accountant start your company and allow the Accountant to get billed, you will get a 30% discount even after one year, but if you create your QBO without a QBO Accountant you disqualify yourself from their Accountant discount. 

Some carriers won't allow insured to be a trust, so in that case do it in your company name with trust as additional insured.

The house is currently under management so I’d think they’d take care of getting top market rent but I think we all know that management companies can be hit or miss.

I imagine there is not much of a relationship with the turnkey service after the sale and I would deal with the PM and Loan company directly. 

If you don’t, maybe work with or for an existing company first for awhile?

With your experience and possible skillset, perhaps finding a company to sponsor you for a green card may be a better option? 

I've had tax companies lie to me about this and I ended up wasting money on unnecessary entities.

If the insurance isn't done properly, it's on the edge of impossible to cash the check because it's made out to the lender, my company, and the seller(s). 

If you are a beginner I would recommend staying on platform.I get more scam attempts on VRBO, a lot of people offering to pay by company check.
