I'm not a realtor, however, I'm to understand there are quite a few professional expenses you'd have to pay to hang your license with a broker.

You can go to local Real Estate Investor meet ups in your area as that is where some wholesalers hang around.

BP,I just received my agent license and have started inquiring with where to hang it in Orlando, FL so that I can begin working as an agent part-time.Two important things I am looking for are training and the ability to open my own property management company as well. 

My question is, if I get licensed, can I hang my license at say a property management company?

Not only did my contractor done roof repair, clean gutters and cut the large branch hanging over the troubled are for around $450.00!  

I've had to hang plywood myself to limit water damage from a loose door (wasn't going to break anything that they'd have to repair, just cause me problems in the remodel), I've also told the bank to get someone to clean up trash left behind by illegal dumpers. 

I have obtained license and in search of broker to hang license.- I have to work under a broker for 2 years before I can apply for my brokers license in state of FL- I have to split my commission profit with broker and all funds/payments must be made out directly to the broker- the percentage commission I negotiate with property owners is my decisionDetermine best path to form Vacation Rental Property Management company being aware of my new status a sales associate- can I start my own business entity to establish and brand my VR management company now, or would/should I just wait the 2 years, get brokers license and then do so.

That certificate is the only document you can really hang your hat on to prove that there never was, or there is not now, ground contamination from a leaking tank.
