I feel as though a stair canopy may be a little much, especially if the area you live in doesn't receive a lot of harsh winter conditions like snow and hail.

There is hail in some places (likely where you are as well) so that impacts roof longevity.

were the OP lives is like were you live  prices start at about 600k for a junker and go upno such thing as a 50k property  or rent as low as 600.think Tesla Fremont is were Tesla is built and is the northern part of Silicon valley along with a huge population of engineers and professionals that hail from India and the subcontinent. 

(I still owe her 14k and 10k for a divorce loan I'm otherwise debt free)6 months later the house was hit by a hail storm and now I have a check for 20k and they will give me 20 more if I make any of the repairs none of which are necessary.

.* Understand your deductibles and how they would apply at the time of loss (especially your hurricane/wind/hail deductible).* Keep in mind that most policies do not automatically provide coverage for flood or earthquake damage.

Hail damage that insurance gave a ridiculous amount of money for and i was able to put 12k back into the mortgage the first year.

In short, because they're adding in depreciation, your overall payout after a significant claim would likely be thousands less, and possibly tens of thousands less after a more catastrophic claim (wind/hail, tornado, hurricane, sizable fire, etc.).Always remember though, just because you have replacement cost in your policy that doesn't mean the carrier is going to pay you whatever it takes to completely rebuild the dwelling.
