We just started looking at STR’s closer to home in MD.  

To fall in the middle, I will probably use a blend of the PV and FV values so that my CapEx percentage set aside is closer to 15%.

Usually the Veteran is using the "Change of Life" circumstance which means they are moving out of state, closer to work, school, or moving into a bigger home for increased family, out of a multifamily into a SFR, it also applies to retirees or disabilty if moving out of a larger home and into a smaller one due to up keep or mibility.Most VA loans have an assumption clause as well.

Lender confirmed that I can purchase a multi unit, we'd just have to make a case for it being my primary residence such as closer to the job or a nicer area.I live in a nice area; however, the city is not as well known as others so I may be able to make a case.  

Or have two windows, not like your mock up, but literally cutting a hole in the wall closer to where the entrance comes in and putting a second window.  

Also the average rent per unit seems to be closer to $1100/ unit.

On the flip side, we are contemplating focusing on areas closer to bigger cities nearby (less than a hour drive) that would allow for a more steady LTR investment with monthly cash flow and decent appreciation.

On a $400k home this should be closer to $3,000.

This would give us a net closer to $220k ish, and a 23% ROI.
