Wondering how competitive it will be 

With the current housing market being so competitive, how do you see private money lending playing a role in securing properties quickly?

I have more than enough net worth and global cashflow to cover a gap, however because most of my net worth is in collateralized real estate, I cannot directly access by say cashout refinance. 

This will be my first foray into the universe of admitting pets so all feedback is welcome.I feel like as STRs get more and more competitive, being pet friendly seems to be a competitive advantage in some markets

Nashville is a competitive market and to find deals you really need to do some work.

With using the FHA loan, your offer loses a large competitive edge in the market, but a good agent will navigate it properly for you and also weed out the unqualifying homes.

Attempting to get in the middle of 2 sophisticated parties with a competitive middle man already in the market (commercial brokers) is tough.
