So avoid basket weaving and any major that ends in "studies" and you probably will find some value. 

The low hanging fruit is poison to our business model and should be avoided at all cost - do the job right the first time. 

Between hay, timber, maybe plant an orchard, berry patch, pumpkin patch, Christmas trees, grow other ornamental or fruit trees for sale, maybe cabins or a couple RV sites or even some rustic campsites, a fishing lake, there are so many avenues to make $150 here or $500 there i think you could make it pay for itself over time

My immediate goal is for my kids to see the fruits of my work.

Simple things like a basket of fruit etc. to make it seem more "homey".

What the Covid has done is actually slow the Detroit market down just enough to keep the door open for investors who still want to get in while the getting is great and capitalize on favorable purchase prices getting that biggest bang for your buck, high double digit COC return, best rent to value ratio in the country as well as fruitful appreciation.

I have also been on the other side too so I appreciate when the fruit is sweet. 

As long as you do the right research , they can be fruitful investments , especially for new investors.

They seem entirely misinformed and looking for the lowest hanging fruit rather than trying to help your needs.

You will find that having this time now to focus on RE will bring fruitful results.
