Thanks @Stephen DeFalcoWe take a slightly different approach… We also advise them that they are on the hook for the lease, but instead of putting the burden on them to sublet it, we tell them that we will turn on our marketing and fill it as quickly as possible, and that as soon as we can get someone moved in, they would be off the hook (as it was).

Ironically, it normally takes more work than you are doing right now because you have to keep your day job, build a team, find an area to invest, vet vendors, fill out mortgage applications, put in offers, analyze deals, etc...

You will have a difficult time selling the park with the house attached down the road even after you fill it up and improve the CAP.And a second word of caution since I am sitting here spewing advice... those two vacant TOH homes depending on condition and the 6 vacant spaces should have zero value in establishing the park's value.

A higher cash flow market would certainly be ideal, but I wouldn't go for a "cheap market" (which sounds like a high crime, blight-filled, declining city).

In terms of getting into apartment complexes and large transactions - it's much easier than you think.Real estate is filled with opportunities to deploy capital, but in the same time is filled with fast-talking snake oil men that will happily take your money towards a "fund" so you own a portion of a large portfolio... only to find out the fund's performance is below par, your money is locked out, and the only person making money is the fund manager from the management fee they've locked you into.
